This parcel is located in the Unincorporated limits of Georgeville, 21137 392nd Ave, Lots 1, 2 and 3 Block 2, Townsite of Georgeville, Section 26 Township 123 Range 34.

Environmental Services Review

Stearns County Environmental Service regulates zoning, building entitlements, setbacks, lot coverage and permitting for this parcel. The underlying zoning is A-40 however, the parcel is less than 5 acres in size and part of a residential plat approved prior to the zoning ordinance and shall be considered as though zoned R-1. This parcel existed prior to the zoning ordinance and is considered a lot of record. The parcel is allowed to have one Single Family Dwelling provided that all other provisions of the Stearns County ordinance are met. There is a 10 foot side yard setback, 63 foot road centerline or 30 foot right of way setback. Twenty five percent impervious lot coverage is allowed. The property is not located in the shoreland overlay district. Crow River Township issues site permits for agricultural and residential accessory structures. Crow River Township has a minimum dwelling site of 20'x30'. There is no indication of wetland.

Stearns County Environmental Services does enforce the Wetland Conservation Act. The analysis for wetlands is based on the National Wetland Inventory. An onsite evaluation is still required.
