Environmental Services Review

This parcel is located within the corporate limits of a city, 17805 Rivercrest Rd, Holdingford, MN, 56340; Shannon Addition, Lot 10 Block.

In the absence of a specific request for a construction site permit and an attached plot plan, it is not possible for us to determine the specific potential of a tract for building purposes. If, however, the tracts were parcels of record on or before April 20, 2000, the parcels would be considered building sites provided all other provisions of the zoning ordinance could be met and further provided that an adequate sewage system could be installed. Additionally, a portion of each lot would have to be non-wetland and contain sufficient upland area to facilitate building construction without draining or filling of wetland.

In the absence of a specific request for a wetland boundary or wetland type determination, all properties were reviewed for the potential presence of wetlands only. Our review only included the use of soil and the National Wetland Inventory maps. The results of the review are listed below. Please keep in mind, however, that when we say that there is no evidence of wetland, a wetland delineation may prove otherwise.

If the potential buyer wants to request a wetland boundary or wetland type determination, they will have to provide this office with a wetland delineation and all other pertinent information needed to enable this office to make a determination.
